How council tax is worked out

Your council sets one figure each year, the Band D rate. Every other band is a fixed fraction of it, so a Band A home pays two thirds of the Band D rate and a Band H home pays double in England. That is why two identical-looking houses in different towns can cost very different amounts: the Band D rate is set locally, while the fractions are set nationally.

Your band was set by the estimated value of your home on 1 April 1991 in England and Scotland, or 1 April 2003 in Wales. In England the bands run from A (up to £40,000) to H (over £320,000). If you think your band is wrong, you can ask the Valuation Office Agency to review it, and a successful challenge is backdated. Our appeal guide explains how.

Discounts and exemptions can cut the bill further. A single adult gets 25% off, full-time students are disregarded, and some homes (for example certain empty or annexe properties) are exempt or discounted. Low-income households may qualify for help under Council Tax Support.

How is council tax calculated?

Every council sets a Band D rate each year. The other bands are fixed fractions of it. In England each band pays a set share of Band D: Band A pays 6/9, B 7/9, C 8/9, D 9/9, E 11/9, F 13/9, G 15/9 and H 18/9 (double Band D). This calculator multiplies your council's Band D rate by your band's fraction, then applies any discount you choose.

How accurate is this calculator?

It uses the 2026/27 Band D rate we hold for each council, as shown in our council tax rates league table. Your actual bill can differ slightly if you live in a parish with its own charge or an area with a special levy, so always check the figure on your bill or your council's website.

How much is the single person discount?

25% off your bill if you are the only adult living in the property. It is not applied automatically in most areas, so you usually need to tell your council. See our guide to the single person discount for who qualifies.

Why are Scotland and Wales different?

Scotland uses higher fractions for the top bands (Band H pays about 2.45 times Band D) and bases bands on 1991 values. Wales has an extra Band I and bases bands on 2003 values. Wales and Scotland also run their own Council Tax Reduction schemes in place of Council Tax Support in England.

Which months do you not pay council tax?

Most councils collect over 10 instalments, April to January, so February and March are usually payment-free. You can normally ask to spread the bill over 12 months instead, which lowers each payment.
